Build the specification around your priorities
Choose what deserves the most attention in your room: the shower experience, storage, tile finish or the way the lighting and fittings work together. A clear set of priorities makes product decisions more manageable and helps distinguish the essential work from optional changes.
A product shortlist is useful before the specification is finalised. Share the fittings and finishes you are considering, including anything you intend to purchase directly. Your overall budget needs to include these items as well as the agreed building work and materials.
For a flat, share any relevant information from the managing agent before the proposed start is agreed. Delivery arrangements, shared access and any property-specific requirements can then be discussed alongside the work. If a separate designer is involved, their role and fees are agreed separately.

Budget and programme
Allow around £15,000–£25,000 as a total budget for a complete bathroom renovation, covering labour, building materials, tiles, bathroom fittings and finishes. Products you buy yourself are part of this total. This is a planning range, not a minimum spend or a fixed quotation. Room size, layout and product choices affect the cost. Bathroom renovations typically take 2–4 weeks on site, depending on the agreed scope. Preparation, ordering and the start date are discussed separately.
